Job description
We have an opportunity for a Senior Site Manager to join us in the Scarborough area.
Reporting to the Contracts Manager, the Senior Site Manager is responsible for safely and profitably managing day-to-day site operations, ensuring delivery against programme, budget, and company standards.
You will lead all on-site activity from pre-start through to completion, driving progress, quality, and customer satisfaction, while maintaining a strong health & safety culture. Working closely with internal teams and subcontractors, you’ll ensure projects are delivered efficiently, compliantly, and to the highest standard.
Key responsibilities include:
- Managing site operations to meet programme targets and cost plans
- Leading health, safety and compliance (CDM, HSE, site inspections, inductions)
- Coordinating subcontractors, materials, and work schedules
- Producing and managing build programmes, WIP, and weekly plans
- Driving quality standards, inspections, and NHBC compliance
- Maintaining strong customer focus throughout the build and handover process
- Monitoring budgets, authorising payments, and controlling costs
- Leading, motivating, and developing site teams and subcontractors
Skills, knowledge & experience
Essential
- Proven experience in a Senior Site Manager (or similar) role within housebuilding
- Strong knowledge of building regulations and health & safety legislation
- Excellent understanding of new build quality standards and customer expectations
- Experience managing programmes, subcontractors, and site performance
- Ability to lead, motivate, and influence teams effectively
- Strong organisational, planning, and problem-solving skills
- Confident communicator with strong stakeholder management skills
- Commercial awareness and cost control experience
- IT literate (MS Office) with strong reporting capability
- Professional, resilient, proactive, and detail-focused
Desirable
- Experience with NHBC inspections or awards (e.g. Pride in the Job)
- Knowledge of people management tools (e.g. succession planning)
- Experience stepping into more senior leadership responsibilities
Education & qualifications
Education and Qualifications
Essential:
- Relevant industry requirements,
- Up to date relevant knowledge of building and health and safety legislation, along with Clerk of Works, Buildings or NHBC inspection roles are essential requirements for this position. A full UK driving license is also required.
Desirable:
- Coaching or Mentoring Qualification for example ILM at level 3 or higher
Building Safety Act
As Designated Individual Principal Contractor (DIPC), the Senior Site Manager is accountable for delivering projects in line with the Building Safety Act 2022 and associated regulations. This includes ensuring that building works are planned, managed, and monitored to meet fire and structural safety standards, and that all regulatory requirements — including the golden thread, gateway processes, and Dutyholder responsibilities — are met. The Senior Site Manager will uphold Keepmoat Homes' obligations as Principal Contractor and ensure all subcontractors and stakeholders operate within their assessed competence.
